Prism Realty believes in a comprehensive approach to property management. Being able to handle our client's needs under one roof opens the door to a more profitable investment for our clients. Prism Realty earns their fees by operating your investment property in the most efficient manner. The following is an outline of our services:

PROPERTY LEASING

1. Sales professionals inspect property for market readiness and various amenities that enhance leasing attractiveness.

2. Recommendation of monthly rental rate, based on comparable properties.

3. Property is advertised in newspapers and other local publications.

4. Property information is sent to other leasing agencies and local relocation department of large corporations in the area.

5. Property is shown to prospective renter by in-house leasing staff as well as outside agents.

6. Credit background and rental histories are check thoroughly on prospective residents.

7. Preparation of the lease with other various papers that may apply.

8. Collection of first month rent and requested security deposit.

9. New residents receive keys after signing all lease documents.

Leasing fees are based on securing a 6-12 month lease. A charge of ½ of the first month's rent would apply to lease any property. A 12 month lease at $550.00 a month would result in a charge of $275.00.

CONTINUED MANAGEMENT

1. Rent is due by the first of each month and is considered late after the 5th. Rent is collected promptly or the resident is processed for eviction.

2. Tenant calls are handled promptly to ensure resident satisfaction and lessen possible further damage to property. Maintenance personnel are available 24 hours a day for emergencies.

3. Routine inspections are made to ensure property upkeep by residents.

4. Lease renewals are handles for a flat rate.

5. Monies are collected monthly and expenses paid with monthly statement of income and expenditures sent to owner.

Management fees are based on the gross collection of rent. Although, we charge 8 percent of all monies collected we reserve the right to adjust fees according to the property.

Example: If monthly rent is $550.00 our management fee would be $44.00 monthly

Prism Realty also offers programs to sell your investment property through Lease with Option to Purchase or regular Sale.
